Understanding key factors that impact your property value, or a property you are considering buying.

+ Renovation Feasibility Study – How much and how soon?
Understanding key factors that impact a planned renovation to either the interior or exterior of a property. This includes reviewing contractor bids. Depending on availability and site access, we will walk through and capture every assumption to inform renovation planning in a timely manner.
Immediate benefits include technical clarification around renovation dependencies. This clarification can directly inform and prioritize your list of requirements. The impact could drastically reduce or limit costs and exposure to lengthened renovation times or additional risk with multiple types of sub-contactors (electrical, plumbing, framing, etc.)

+ Rentability Market Analysis – What’s my place worth?
Understanding an objective view (detached from emotional bias) regarding what others are willing to pay as a long-term rental. Rentability directly translates to property valuation based on both historical (ongoing) and/or projected rental impacts based on local factors (employment opportunities, public access, school ratings, and crime rates). An objective view provides an estimate that informs whether or not it is in your financial best to proceed with a costly renovation that may not necessarily provide an equitable return on your investment.

+ Renovation Planning – Where do I start?
To control costs, renovation work needs to be prioritized and scheduled. We cut through the noise of buzzing contractors who promise you the world. Our intent is to put you back in the driver’s seat and increase flexibility by prioritizing the “big rocks” when - not if - there are changes to the scope of work.

+ Project Management – Deliver early and under budget, please.
This is where plans become reality and usually the point of greatest impact. We are able to actively manage contractors with the primary interest to the property owner. This includes proactively anticipating design and building needs or changes, maintaining continual communication with property owner, and driving contractor accountability for all ongoing efforts. .
Estimated pricing:
- 9% to 12% of entire estimated scope and cost of renovation.
